Ryan,

              Those are good tips no matter where you buy. I do not know about getting to know the seller, I can see how in Hawaii that might work because people are so friendly there. The tip is when you do make an offer is not to insult the seller. I remember when we sold  our 1st home the offer was low and the "prospective buyer' told us they would not offer anything more because that was all our house was worth and they could go buy a new home for that. I told the agent to tell them to go to ___ and lucky for us we had another offer the same day much better than the 1st and with nicer people as well we took that one; but even if we had not had the 2nd offer I would not have taken the other offer what he did not know is I could afford to sit on it. It was paid for!
