Prices of homes in the Springfield Mo real estate market is ever changing. So how do you know how to price your home?
There are several ways......hire an appraiser, have a CMA done or set your own price.
- An appraiser will do a full blown report that includes 3 of the most recent sales and 3 listings that compare to your home. Appraisers are paid to complete appraisals. Most appraisals cost $300 and up in the Springfield area. Depending on the reason for the appraisal, the value will vary on the home.
- Or you can have your realtor complete a CMA. A CMA (short for Comparative Market Analysis) is similar to an appraisal. Most realtors are not licensed to do appraisal, but they use the same information that an appraiser does to set a value on a home.
What does a CMA cost? Not speaking for other real estate agents, but I do not charge to complete a CMA. But first, I have to look at your home to make sure the comparables I find match your home.
- Or do you set your own price? This might be risky. You may overprice or underprice it. Some say let's price it high.....we can always go down. That only hurts the sale of your home if it stays on the market a long time.
