It's mindset Monday and we thought that we would talk about thinking with the end in mind. People ask what Group 46:10 stands for all the time. The inspiration for our team name comes from thinking with the end in mind and i can't think of any other real estate transaction where thinking with the end in mind is as important.

Short sales are a big deal. You have a homeowner in a tough situation that doesn't know what to expect. You don't know what to expect from them. So, when you start a transaction with a seller, you should be thinking about all of the things that can happen to prevent 95% of all of the problems that can arise. You have to work with the seller, the buyer, the buyer's agent, the lenders, and so many other things. You need to consider all of this upfront.

We would encourage you to gather and collect information about each client before you ever take a listing. Then figure out how you can get your client to the end with a short sale approval. If you can't find a way to get to the end successfully, you probably shouldn't take the file. It's not often that we turn somebody down, but it does happen.

Slow down! Before you just take a listing or accept an offer on a listing, ask questions and think with the end in mind.
