Over the last 4 years homes sold in January all all of Forsyth County Ga were as follows:
2008 -109 2009- 85 2010-101 2011 -106
As I look at 2011 for some reason I am fairly optomistic - from looking at the number of homes sold it looks like 2009 was the bottom. What I am finding now is there is not a lot of good inventory to show buyers. I have a buyer that is trying to buy a home around $400K and they have looked at everything but it seems like most of the homes on the market are not in great showing condition - or they have cracks in the foundtation or a leaking pool or mold grew last summer in the basement. Right now if you put a home on the market, price it right and if it is in good condition it will sell.
These inventory numbers are amazing - again this is Forsyth County (Primarily Cumming Ga)
2008-2627 2009-2191 2010 -1752 2011-1727 - these are the number of homes listed for sale at the end of January for that year. The percentage of homes under contract at the end of January by year are as follows: 2008 9.5%, 2009 8.8%, 2010 14.5% and 2011 18.5% of the homes that are listed are under contract.
