We observed that more properties went under contract in January 2011 versus December 2010. Every year is the same with relation to High amounts of Closings in December - Gotta get those numbers :-)
Then we have January, where those that were resting from home viewing start to get the "itch" again and start looking for homes.
Don't forget the information a lot of folks received from their Tax Advisor - "you really need to buy a house..."
