I have spent hours and hours, researching and learning about the newest Real Estate Technology so that I can maximize the amount of exposure for every one of my listings.  There are so many aspects to marketing in today's real estate market, especially on Long Beach Island.  In this blog I wanted to summarize and explain everything I have been learning about and or utilizing. 

I am hoping that I can get all of this written down and organized not only to help every one interested in Home sale on long beach island but to help my self put everything into one place so that I can further hone my marketing skills when it comes to direct mail and other non-web based tactics.

I have to start out with ActiveRain.com This site is the only reason why any one of you is reading this info.  This has been my biggest investment and most productive tool I have when it comes to learning about technology and getting my self/my business found on search engines.  With weekly webinars and the most comprehensive help manual, Active Rain provides more information than I can even take in.  Add all of the hundreds of thousands of contributors and conversations and you don't have to look for any ideas anywhere else.  Thanks to them I have learned how to BLOG CORRECTLY and get any key words I want onto the first page of Google.  Try it out and see what happens when you type in Lagoonfron Holgate LBI. GOOGLE TOOLS

Everyone knows that Google is the most powerful search engine in the world.  It also has some of the most useful tools a real estate agent can utilize, yet not every one does.  Below are some examples of where you can find me and Davies and Degennaro Real Estate on Google as well as how I can use its tools to maximize your exposure. Set up a Google Account to use these:

  • Google Places-  We are easily found and viewed on Google places where our contact info is easily available.
  • Google Reader- I utilize Google Reader to have automatic feeds stream to my home page so that I am current on all real estate news and newest trends in the market and Real Estate Technology. Some of my feeds include TechSavvyagent, The Wall Street Journal, and many more
  • Google Analytics-  I use Google analytics in all of my web sites so that I can keep track of all visitors and their interactions with my site so that I can determine what my followers are interested in, what content is most relevant to them and be able to pin point the most direct way of reaching potential buyers.
  • Google Adwords-  A similar tool that lets me track the most searched key words for our area and expertise so that I know exactly how to market to online viewers
  • Google Earth-  Everyone is familiar with Google Earth, but if you know how to use it correctly you can create a mini interactive fly by where you can pin point listings, record voice overs, and even have street views.  A person can literally fly to your front door and if I attach a virtual tour, they can see every aspect of your house inside and out.I have used it to show the path of My Open house boat tour as well as doing a fly by for my dads property in St. John, a US Virgin island in the Caribbean.

Facebook is the most popular website on the planet. I could spend all day spitting out statistics but if you need proof Check This Out.  There is no better way for me to share information with people multiple times a day without being intrusive.  I have over 1520 friends who can see my updates on a daily basis.  My Facebook Business page has over 130 active weekly users and growing every day.  Most agents know how to use a Facebook business page but most of them do not have the following, nor do they know how to optimize their business page using these tools:

  • Real Estate market reports-Using Roost.com i was able to create a tab on my Facebook business page so that users can be continually updated on the local market place.  It is equipped with easy to read graphs and bar charts to keep potential buyers coming back.   • Secret Groups- This utility is a quiet but  powerful one.  I can create groups on FB that allow me to target specific groups of people for super targeted marketing strategy.  If you list your house with me, we can share information and Ideas without the whole Facebook community involved.  If you own a waterfront home, I can send out messages specifically to all buyers interested in waterfronts and they can stay updated on the status of your home.
  • Lead Capture-I have learned how to turn visitors to my Facebook page into potential clients with a lead capture device I have created on JotForm.com  It makes it easy to make any interactive forms so that no page views go uncaptured.

Some of our new tools that make searching for homes and marketing your property include:

  • Interactive map search.  Quick search.  Advanced Searches.  Featured listings right on the home page. 
  • My Home Finder allows you to login and save your searches, favorite houses and share info with your Realtor.
  • Automated drip email campaigns,
  • Advanced lead capture and contact management software.
  • Web traffic reports (More info than a normal human could need)
  • Easy to use buttons including,  virtual market analysis, news feeds, live MLS updates.
  • Individual agent web sites with mobile access. Follow your personal realtor's blogs, Facebook twitter and all other social media pages with RSS feeds available.

Interactive Virtual Tours with Tour Factory

Tourfactory is my newest virtual tour super-port:  Being a member of this site allows me to make high quality Virtual tours that are 1005 interactive.  I have so many tools including:

  • Printed and e-mailed flyers-directly embedded into the email
  • Syndication to over 25 websites including craigslist, trulia, homes.com, zillow, youtube and many more
  • Lead capture tools
  • Weekly seller updates and web traffic reports
  • The ads on craigs list are not text ads they are encrypted as professional flyers
  • "QR" codes - stands for quick response codes which are bar codes people can scan with their phone to automatically pull up your tour
  • Attachments-I can add floor plans, surveys and any other attachments to help people grasp the concept of the property better

I have started using Hootsuite to pick and choose how I can easily syndicate any link I want to all of my social media in 1 click

I have a Professional Photographer capture all of my new listings so that I can market them with the best.

360 degree panorama shots: THIS IS AWESOME.  I CAN CREATE THESE SHOTS IN SECONDS ANYWHERE I WANT.  CHECK THIS OUT.

 

MY iPHONE

I love my iPhone and it makes everything easier in real estate.  From the basics of texting email, photo and video, to more advanced things like power points, slide shows, mobile tours.  Some of the extremely helpful apps I have are listed below.

Let's not forget about Traditional Marketing

Through Quantum Digital and other sources I can create professional advertisement of any kind.

  • Direct mail: postcards flyers,
  • Newspaper ads: Sand castles and the sand paper
  • Letter mailers
  • The MLS, open houses, open house boat tour,

I save the most important for last

The MLS fully equipped with pictures, virtual tours and links

Open Houses-  Weekends and certain days of the week are important to have a presence at the house to increase foot traffic
