Make certain that a property is staged completely and that all problem areas have been addressed prior to the first open house. If you rush an open house and present an unfinished staging job you take the chance of making an unsuccessful visual impression and possibly losing a sale.

No office to your suggestion for it to be staged prior to an open house, since I don't do open houses, but the house needs to be in 100% condition for the initial pictures for the first day on the market. If you don't have pictures posted as soon as the house is listed, you're going to miss out on all the people who have their settings to receive brand new listings the day listed. If there are no pictures, they'll skip it. Why wait until you have an open house to stage?

Hello Donna,

The tip suggested that the staging be 100% COMPLETE before you have an open house or take photographs. I have RRealtors who want pics or open houses before I am finished so they can meet their deadline....this means that the homeowner (if they have paid for the staging) lose out....the potential buyer does not see a finished product.

This is so timely for me! It just came up this morning. Why would ANYONE take pictures or go to the time or trouble to hold an open house when the property isn't READY?

Ahhh, you hit the nail on the head...it's all about timing and the order of events. Staging should be proactive, not reactive. Do it right the first time, and it's a win-win-win for agent, seller and buyer! Thanks for posting!
