Texas and Dallas Home Loan Programs for Teachers and Law Enforcement Officers

 There seems to be more of a focus on helping Teachers and those in the safety professions like Fire Fighter, Law Enforcement and Security Officers to purchase homes in our area and Texas.

In the past the restrictions on where the home was located and the condition of the homes available has kept many from taking advantage of assistance programs.  But the two following organizations have programs that are a step in the right direction to add flexibility and quality homes giving those who deserve our thanks more choices.

The first is the EHOP-Dallas organization which purchases properties in bulk from HUD in specific census blocks within the City of Dallas. The properties are existing single-family houses or condominiums.

The properties are rehabilitated to reduce the risk of expensive home repairs for potential homeowners and all properties will meet minimum standards as defined by the program and have a 1-year home warranty.

Teachers and Law Enforcement Officer have a 5 day window prior to their availability to other eligible buyers to make an offer on a property. There is no special discount to Officers and Teachers on the purchase price when buying from EHOP-Dallas but one of the big reasons to purchase an EHOP-Dallas home is the forgivable 2nd lean after only one year in many cases that builds a nice sized amount of equity for your next home.

 The second organization is the Texas State Affordable Housing Corp that was created by the Texas State Legislature in 1994 as a self-sustaining non-profit organization and it has two programs to assist Professional Educator and Fire Fighter, Law Enforcement and Security Officers purchase homes.

The current programs provide affordable 30-year fixed rate mortgage loans and down payment/closing cost assistance (in the form of a grant). The Program consists of $25 million and is available statewide on a first come, first-serve basis, to first-time homebuyers who wish to purchase a newly constructed or existing home. Some other advantages of these programs are the income limits have been increased, the price of homes can be up to $204,000, and there are no restrictions on where the home is located.

Both organizations are doing a great job providing opportunities to buy a home for some hard working folks that deserve big thanks from us all for their dedication to us and our children.

I have seen this trend and it seems to be a cycle, for a while it will be a focus, then not, then it will be again.  Not sure why this is really.
