Real estate technology and it’s associated tools are advancing rapidly and sometimesmakes our job much easier and more efficient and sometimes not so much. I wanted to see if we could complete a real estate transaction that is totally paperless.
The listing presentation: Instead of printing out a brochure with our marketing plan and comps, we prepared a PowerPoint presentation as well as a .pdf and excell sheet for the CMA and comps. - Paperless
The listing agreement: We used Forms Simplicity software to generate the agreement, emailed from the program to the sellers, who digitally signed and returned it. - Paperless
The listing: Submitted to MLS as well as all our syndication partners and sites. Made a digital flyer that we uploaded to our web site and replaced the flyer box and in-home brochure box with a QR code presentation - Paperless
The offer: Prepared with Forms Simplicity software, digitally signed and countersigned till agreement was reached - Paperless
The closing: Our mortgage broker attempted to do digital closing, but the bank software didn’t cooperate and we had to print papers from lender for signatures. Not-Paperless, but is possible now.
Recording the Deed: We have an excellent records department in Martin County Florida that records all files digitally, unfortunately they can not yet accept a digital record to upload into their system. For now, we have to generate a paper deed that is scanned into their IS system. Not-Paperless, but will be possible soon.
Well, we’re almost there. Just need a bit more time and some refinements in the tools we use. It would be especially useful if different vendors of different products could agree to more defined standards, in order for different software versions to behave interchangably.
