December a Busy Month for Closings!
December 2010 was a busy month and not just because of the holidays. Closed sales units through December were up 12.5% over year-end 2009 and the volume of closed sales was up 18%. In fact, December closings reached their highest since June, with 791 closed sales. Significantly contributing to this was closed sales over $1 million which increased 26.5% over the same period 2009.
Pended sales also remained strong particularly in the $1 million and up price category, which were up 17% for the year over 2009. All price segments showed increases in pended sales with the exception of the $250,000 to $500,000 segment.
The number of new listings that came onto the market in December was down slightly. Active inventory as of January 1, 2011, in the Naples, Bonita Springs, Estero market stood at 10,265 units - 5,305 condos and 4,960 single-family homes.
