According to the Florida Association of Realtors, The Fort Myers area sold 1102 single family properties in January. This is down from an amazing 1322 that sold in December, but keep in mind most sales take 30-45 days to close meaning there not as many buyers looking during December with the holidays. I expect February-April to be strong as January was a very busy month for most realtors as people are realizing that now is the time to buy. The median sales price for January was $88,500 which is a bit suprising since the median for the entire year of 2010 was 93,700. We will have to wait and see what the distressed market does as we still keep hearing about this so called "shadow inventory". The worst may be over with in the Fort Myers area, so inventory may not rise much more.
