2010 was an interesting year of falling prices for the greater Boise Idaho area. Here is a quick snapshot of homes sold:

 

Canyon County (Nampa, Caldwell, Middleton…)

· Nearly 58% of homes sold were under $100,000

· 52% of homes sold were bank-owned (foreclosures)

· 17% of homes sold were short sales

· 10% of homes sold were new construction

· Average sold price for 2010 was $107,621

 

Ada County (Boise, Meridian, Kuna, Eagle, Star…)

· 35% of homes sold were between $100,000-$150,000

· 30% of homes sold were bank-owned (foreclosures)

· 17% of homes sold were short sales

· 16% of homes sold were new construction

· Average sold price for 2010 was $184,175Idaho Real Estate

 

We have experienced a bit of stabilization over the past 4-5 months & are hoping for a strong Spring.

 

The Treasure Valley area has experienced over a 43% drop in average home prices in the past 3 years.

 

There are great prices & excellent interest rates. Now is the time to go buy a house!

Don, I don't think the market can get any worse.  The good part is if we are working with short sales and foreclosures, we can still find buyers and sellers.  Hope you have a great Spring.

Don, looking at these numbers, it seems you'll have to work very very very hard...

Good news is - the prices are stabilizing - but it's still buyers' market for you, I guess!

Don I agree with your last comment!    Those stats are something else when you arrange them that way....I will say that this year I am seeign more buyers in higher pricepoints so far...hope it continues...although I am always happy to get the young kids or first time home owners into homes that a few years ago they wouldn't have been able to afford!!!
