Is World Savings Or Wachovia Your Original Lender? Need To Sell? Would You Like A Housecall?

Is World Savings or Wachovia your original lender? Do you need to sell? How would you like a house call? So, you didn't think anyone made housecalls anymore? If World Savings or Wachovia financed your home, your lender will actually make a housecall if you need to sell...short sell that is.

A short sale is a sale of your home that comes up short of a total payoff of your current loan balance. It is like a pro-active foreclosure, in that you purchased a home, the market value of your home dropped faster than you could pay your home loan balance down. Now, due to any number of reasons, you need to sell your home for less than you owe on it. In the eyes of the lender, you made a commitment to payback the amount you borrowed plus interest and knowing now that you are unable to do that, you pro-actively hire a Realtor®, list your home for sale and sell it for less than the loss the lender would suffer if they just foreclosed. It appears that from many reports, lenders average about 61 cents on every dollar they have in a property if it is short sold. The average if they foreclose appears to be 41 cents on the dollar! There are conflicting reports out there but they all seem to agree principally...lenders lose a great deal less on a short sale versus foreclosing!

Think about this, it just make sense; if you short sell your home, you will tend to leave it in a more marketable condition if you are selling it versus losing it! Also, you will tend to stay in the home until just before close of escrow so the time the subject property is vacant is limited, less damage can be done when the subject property is occupied and cared for. There are many many horror stories of homeowners losing their home to foreclosure, losing their minds in the process and doing hundreds of thousands of dollars of damage to the property before they left! There is a law enforcement officer that allegedly lost his home to foreclosure and allegedly went next door to borrow a sledge hammer from his neighbor to allegedly do even more damage to his former home! Not only is this a crime and a serious one that lenders are prosecuting, it just does not tend to happen when a homeowner short sells partly because they are selling the property and not losing the property, it just feels different! If lenders can, they should rather if you short sold your home than foreclosing.

So, why the house call? It is brilliant really! By sending a representative to visit you at your home, they can interview you and evaluate your property at the same time! This speeds up the process and we can have your short sale approval faster that almost any other lender can!

There are a number of advantages to this system. First, your buyer is more likely to hang in there with you instead of continuing to look at property and finding something else, thus you have to sell your home all over again and start the process all over again! Second, you have your approval ahead of time so you know what your target price is, no ambiguity! Finally, you can close quickly and move on with your life!Truly this is the best short sale system I have seen, ever! All the lenders should do this!
