Should a seller be looking for the cheapest listing commission when listing their house?

I have been receiving a huge increase in home owners looking for information on selling their homes. So many of them are focused on what they will pay for commission, they are not asking the most important questions.

The most troubling questions i see are posts on message boards and online forums where they are asking how much they should pay or how much do local brokers charge. More surprising is the great amount of brokers and agents who are posting amounts online in open forums.

The simple answer is that commissions do vary from broker to broker, however the most important thing is not how low you will pay, but what you will get for what you are paying.

You should know that due to antitrust laws, no broker can quote you an amount in an online forum such as this or discuss what a competitor charges. You can however contact each broker direct and they can tell you what they charge and what you get for what you are paying.

In this world you so often get what you pay for, so many times a discount fee results in discount services and in this market where the seller needs an experienced listing broker with an experienced marketing plan, you as a seller can not afford to be cheap, a good listing agent will get you the best sales price in the quickest amount of time more than paying for the listing commission.

With 25 years of listing and selling homes i have seen good times and bad times, this is actually the 3rd downturn aka recession we have faced in NH since i started Real Estate. I have learned to adapt to the market and continue to succeed where many are leaving this field. An extensive marketing and advertising plan along with personal and professional service mean the world when it comes time to sell your property.

You arew so right... Selling a house is like anything you purchase.. the cheepest is not always the best look at YUGO (that car) it was the cheepest, now where is it today?????
