sunset harbourShowed my house to a real nice man who just moved from Connecticut to Myrtle Beach.  Everything was going great.  He said it was just him and his wife...that was good.  He assured me he had just sold his home and his credit and his wife's credit was excellent...that was good.  He wanted a full years lease...that was good.  I was ready to move him in Monday and then he dropped the bad.  He not only had 3 dachshunds but they had just rescued a puppy...that was bad.

I explained about the new carpet and the fact that there was not a single stain and he would be responsible for any pet stains that did not clean...the parting was mutual.

Doing a lot of Rentals, I've learned to ask questions before showing Properties...

And still a lot of surprises....

''When do you need to move in?''

''Soon...''

          (Soon - in one week, soon - in one month, soon - in 6 month???)

''How many people?''

''Oh, just me and my family''

           (Husband and wife + 4 children + grandparents .... in 2 bedroom apartment???)

And here is my favorite:

''Do you have Pets? Condo restriction - dogs up to 40lb, no aggressive breeds''

''My dog is very friendly and he is 35lb''

            (St. Bernard puppy, 3 month old???????)

I had a moment of panic Tatyana when one possible renter said, he and his fiance have 4 children + grandmother + a little Beagle.  The home has 4 bedrooms...I really don't want to put that many people in that home but I couldn't remember the rule about number per bedroom...would not want to get reported for discrimination...and I was in a panic.  Thank heavens, they didn't show up.  I've got to check on that rule.

Linda, it's harder with houses and easier with Condo. At Condominium they usually have written Rules, restriction- where clearly say limit of occupants per apartment.So, it's not coming from me - It is Condo Rules!!!

P.S. Occupancy limits are usually governed by the city, town or county housing codes and ordinances. It can vary,but not by much.
Generally it is either 2 per bedroom or 2 per bedroom plus 1.

Thanks, Tatyana, for the info.  I would not want to put 2 per bedroom in any of my homes.  Can you imagine the wear and tear on a really nice home?

I know, Linda...But I just remember one of my Renters - nice /single/ young women, good credit/ no smoker/no pets. Dream Tenant!!! Paid 1st, last and security in advance.

(1 bed apart - $1100). I think you already know what happened when she moved out in 1 year....Carpet had permanent stains, walls painted in dark colors with overlaps on ceilings, baseboards and carpet, and bath tub was completely ruined .Damage was $5000!!!

I guess you'll never know...
