Here is the February 2011 market report for the highly sought-after COLES CROSSING subdivision!  COLES CROSSING is a master-planned community located in Cypress (NW Houston area), Texas.

This past month, six homes sold in Coles Crossing.  The average time on the market was only 32 days!  Average price/sq. foot was $83.79.  However, the price per square foot ranged from $73.55 all the way up to $94.82.  There were no foreclosures or short sales that closed this month.  There are currently 13 homes in Coles Crossing with a pending status, so the month of March should see quite a few homes closing!

Hi Sonja,

Thank you for your insight into the Coles Crossings area. It is interesting to note that you utilize a price/sq ft to guage your home against another. This is more often used in condo apartments in the Toronto area. (It could be because the square feet of the home is not a required field on the Toronto Real Estate Board site - TREB.) I will consider adding this option to my comparative market analysis toolbag in the future. Thanks!

Tina, in our market, it is very common to use price/sq. ft. to gague a home's valuation. Of course, we factor up (or down) based on the upgrades, condition, and location.  And, for unique properties (like a custom built home or a home with acreage), price/sq. foot does not work as well...
