Here is the February 2011 market report for the highly sought-after COLES CROSSING subdivision! COLES CROSSING is a master-planned community located in Cypress (NW Houston area), Texas.

With award winning schools, outstanding ammenities, and beautiful walking/biking trails, Coles Crossing offers so much for its residents!

This past month, six homes sold in Coles Crossing. The average time on the market was only 32 days! Average price/sq. foot was $83.79. However, the price per square foot ranged from $73.55 all the way up to $94.82. There were no foreclosures or short sales that closed this month. There are currently 13 homes in Coles Crossing with a pending status, so the month of March should see quite a few homes closing!

Hi Sonja,

Thank you for your insight into the Coles Crossings area. It is interesting to note that you utilize a price/sq ft to guage your home against another. This is more often used in condo apartments in the Toronto area. (It could be because the square feet of the home is not a required field on the Toronto Real Estate Board site - TREB.) I will consider adding this option to my comparative market analysis toolbag in the future. Thanks!

Tina, in our market, it is very common to use price/sq. ft. to gague a home's valuation. Of course, we factor up (or down) based on the upgrades, condition, and location. And, for unique properties (like a custom built home or a home with acreage), price/sq. foot does not work as well... Thanks for stopping by!!
