We are blessed in Cary, North Carolina, with a better housing market than most areas of the country.  We even have builders who are rapidly building new homes in many neighborhoods.

New construction homes are desirable for many buyers, who would rather not deal with deferred maintenance from prior owners, and who will willingly accept smaller lot sizes and less mature landscaping and trees.
So many buyers like to search first for new construction. While a visit to the community is the only way to confirm the desirability of the homes and features, buyers can look at available offerings with a good IDX search of new construction.

Mike, great post.  Buyers here are also interesteed in new construction; unfortunately there aren't a lot of choices yet.  But new development are underway.  Be mid year there should be more choices for them.

Builders only make money when they are building and selling homes. They've found land to be cheaper now and labor costs are cheaper too. Some buyers just love a new home.

Thanks!  Home Sellers here need to be very aware that new construction competes with them, as they prepare their home for the market.

We have national builders buying up land, too, whether raw land or developments that did not take off under former ownership.
