Columbus, Ga. Foreclosures

The market has changed so much.  I have always been around foreclosures but in Columbus, Ga. we are seeing the non typical foreclosure.  I can remember that most Foreclosures in Columbus, Ga were under 100,000 at least most of them.  Now it is not uncommon for foreclosures to be in the 600,000 range.  I have to say that as you are with the investor or the buyer looking for good deal it can be exciting to see the amount of home they can get with their dollar, but the other hand is walking through that home no matter what the price range and wondering what has happened to the family.  I am a Real estate agent but I am also a child ( A very OLD child) of parents who lost their home they lived in for 20 plus years.  We celebrated in that home birthdays, Thanksgiving and Christmas holidays in that home.  We celebrated births of grandchildren and mourned the death of family members in that home.  When all is said and done and you pull the door shut to a home your parents could no longer hold on to, it is a pain like no other.  So I see the excitement of the new owner and celebrate with them but there is that moment that I listen to that home and try to hear the voices of the families that once lived there.

Bardie:  I am thinking that in the first "set" of foreclosures you described, they may have been due to buyers who received loans they should not have been approved for in the first place... either due to really low standards, or to lying and misrepresentation that got them approved.

The second set... the higher-priced homes... are due mostly to the economy... and it's trickle-up effect.  That, coupled with the drag on first time buyers not being able to qualify... so the move-up market had it's hands tied.

Just my thoughts.
