A Secret Code

By
Real Estate Broker/Owner with Missy Caulk TEAM

This post is inspired by Evil Rich's post today on an agent in a neighborhood who was abducted and robbed, while trimming trees. I say he was very, very lucky.

Do you have a safety net ? Telling secrets

Most of the time, my TEAM in Ann Arbor, Mi. and I show homes to people we know or have been in contact with. But, ever so often that is not the case. Maybe I go on a listing appointment where I preview the home and don't really know the client.

Here is how I handle it if I don't know the person or the neighborhood is less than desirable. I use a "secret code". My assistant is to call me 5 minutes after the appointment is to begin. She knows in advance the address of where I am going.

At 5 minutes after I am in the house, she will call. IF I say, "Betty, I'm so glad you called, will you tell Mike ( my husband ) to please pick the dogs up at the groomer?" Dogs

That means Get the police to this address ASAP. If I don't answer my cell phone she is also to send the police.

I have had a few scary appointments, but nothing that required her to send help. BUT, several times I have told her to call back in a few minutes.

If I am unsure, I will have her call me back and I say that I am previewing a home and can she call back in a few minutes?  If things are OK, I just laugh and tell the client. They laugh too.

Now that I have posted my code I will have to change my code sentence. But, you are worth it.

Don't take chances, it is one deal, Your life is more than worth one deal. Tell a secret. Tell me where you are going

Agree ?

This is very important!!  I guess this is one of the perks to doing business the By Referral Only Way as well.  I've taken MY DOGS to meet a client before...to drop off listings or whatever.  I had to know everything was okay!  I love your SECRET CODE!!

Susie, well I'll be changing it now, after this post, but you get the point.

Nathan, good for you. Everyone in our profession should practise safety.

Missy Great post and a good idea that can save a life.  It's no secret that female agent's are a target for  predators and sickos.  I let them know that my husband will be coming and funny how a few lately have never called back or disconnected their phones and changed emails.  You never know if their reasons were legit or they were just interested in getting me alone.  Good Luck to them, they'd be better off messing with Hulk Hogan or getting some professional help.  Good Job my friend!  Loving the code!

Toni, I guess telling them bringing your husband scard them off. Wow, disconnected their phones and changed emails. Now that IS scary.

I always meet new buyers at my office and ask for a copy of their photo ID, which I copy on a one page itinerary of where we're going that day and leave in my office mailbox.

However, I don't have a safety plan for listing appointments, and I appreciate your suggestions.

Hi Margaret, we meet buyers at the office too, unless we know them. My safety concern has ALWAYS been on listing appointments, so glad I could help.

Missy - I was scared several times even sitting at the Open house, when any one can come in and I don't know who it may be, especially, if the house is in a remote location. I took my husband several times to sit in a car until I meet the person, and I would point to my husband and say "my husband is waiting for me until we are done."

My wife and I have codes like this also when I am previewing a home for the first time or checking a listing in a new neighborhood with someone I haven’t met before. Lucky for me, most of the time, because of the clients I work with, I have a lot of history and know a lot about them, long before I ever meet them.

Thanks for sharing this...  New to the industry this has really been a concern of mine... being safe on showings with people I don't know.  This is a good safety trick for everyone.
