Allow your pictures to make the best first impressions

When we are working with Orlando buyers it just amazes me the type of pictures which are put onto the Orlando Florida MLS to supposedly help sell the property.  These are not only the thoughts of the Buyer Specialist ion my team however but from actual buyers who are looking to buy a property.  In today's real estate market with such a large inventory of homes for buyers to look at, it is vitally important that the pictures of the home you are trying to sell brings out the best features of the property. 

How many times have you seen pictures of homes with beds not made, clothes on the floor, or even dirty dishes in the sink?  You would think that these would be common sense things that would need to be corrected before the finger on the camera snaps the picture.  Since studies show that buyers are using the Internet 90% of the time before they even start to look for a home in Orlando, the pictures which are posted on the web are going to create the first impression of your home to potential Orlando buyers!  With so many homes on the market in Orlando, if the pictures of your Orlando home do not look good, your property will be skipped over for the ones which present themselves in a more positive manner.

Here are some things which you should do before pictures are taken:

  1. This one is obvious, put often over looked.  Clean the house!  This means the beds are made, there are no clothes on the floor, the toys are picked up, the kitchen is clean, and the carpet is .
  2. You should have your house stagged to sell!  This means get rid of the clutter, take down the personal pictures, and add some color to the home to make it shine.
  3. Move all of the cars out of the driveway before pictures are taken of the exterior of the home.  Make the home the focal point of the picture, not your car!
  4. Make sure all of the lights are turned on in the home and open up all of the blinds to bring as much light as possible into the property.  The more light the larger the rooms will look.
  5. Make sure that there are no pets or people who are in the picture.  Nothing kills a picture more than seeing a dog smiling at you from the kitchen floor.
  6. Turn off the TV when you are taking pictures.  This is a small thing however there is no need for a potential buyer to see what you where watching on TV.

I second everything you just said. Better to pique their interest with fewer pictures rather than pictures of dirty clothes and a dirty kitchen.
