Your Realtor will be performing dozens or hundreds of extra tasks that don't exist in a non short sale transaction.
The seller needs to provide timely response in the following areas:
- Getting financial documents from you that the lender requires.
- Price drops. If the house is not generating many calls or requests for showings, or if there were many showings with no offers, then a price drop is needed. Reducing the price will increase the likelihood of buyers showing more interest in your house. The Realtor must have your cooperation in dropping the price, otherwise the house will not sell and it will end up at the foreclosure auction.
- Scheduling and arranging showings. There are plenty of houses for buyers to choose from. If they cannot view your house, they won't make an offer on it. Please put as few restrictions as possible on showing arrangements.
