I was reading an article this morning about the 5 questions a Realtor should ask a Short Sale Buyer and number 4 specified that Realtors should ask their short sale buyer if they are prepared to NOT be in control!
They made some interesting points, and I wanted to share this with everyone!

Having worked with numerous buyers I can fully understand and appreciate this article. Many buyers are not prepared for an extended short sale process. When a purchase contract comes across my desk and it has 30 days for short sale approval on it I shake my head knowing that this is not a prepared buyer!
Yes, there are some short sale lenders that I can get a short sale submitted, processed and approved within 30 calendar days, however they are few and require the full cooperation of ALL parties.
Prepare your buyer for the possibility of an extended process and you may find that you'll have a lot more solid offers that make it to the closing table instead of a frustrated buyer that moves on.
