SHOWING YOUR HOME

The goal is to get your home SOLD. To do that, your property must be easily accessible and in good showing condition for prospective buyers. The following information will help you to know what to expect as the showing process unfolds.

 Understanding Showing Instructions

    Most homes are shown under three prearranged scenarios; however, showing instructions may be changed at any time by you or your agent .Those scenarios are as follows:

  1.  "Go & Show": This is primarily for vacant homes or new construction. No call or appointment is required.
  2. "Courtesy Call - Show": This home may be shown at any time, but a courtesy call is required to let you know that an appointment has been requested and confirmed. Often, this call is left on your home answering machine.
  3. "Appointment Required": This home may be shown only if you have been reached and the appointment has been confirmed.

Additional Showing Pointers

 Home should always be in "Show Ready" condition

  1.  Think of guest coming to your home daily regardless if an appointment has been set prior to you leaving or not.  House should be clean, regularly dusted, swept and vacuumed. Beds should be neatly made, dirty clothes and towels put in appropriate place. Clothes should always be put away.  Closets neat.
  2. De-clutter your home.  Your kitchen cabinets, fireplace mantels, end tables bath rooms and refrigerator should be cleared so the Buyer can see the home instead of decorations and personal items.
  3. Clear rooms so Buyer can freely walk around each room without stepping over or around items.  Large furniture items, decorations located around the walls or next to doors can make a room appear smaller.
  4. Remove heavy window treatments to show off windows and increase amount of light flowing into the room. 

 Other notes of interest

At times, a sales associate may ask to "preview" your home without their client to see if it matches the needs of their prospect.

Occasionally, a sales associate may be late for an appointment - it is very hard to hurry buyers along as they look at properties.

Infrequently, at the last minute, a sales agent will not show up due to car problems or some other unforeseen event.  An appointment may be cancelled at the wish of their prospective buyers. We hope you will understand. Also, on occasion, a sales agent may appear in front of your home and ask for an immediate appointment, again at the wish of the client. If this is not possible, please ask the sales associate to call the CAC for another time to see the property.

If a stranger appears at your door in response to your FOR SALE sign without a sales agent, we recommend that for your protection, you ask them to call your listing agent for an appointment.  Never allow a stranger to enter your home without a licensed real estate agent present.
