Good marketing might not sell your house, but it will make the phone ring.  Because if buyers don't call, you won't sell.  But how to market your home in Woodland Hills, Calabasas or anywhere is also all about the PRICE.  Our expertise and experience helps guide clients to make the right choices for themselves.  Selling agents will ask buyers to weigh all the data supplied to them and to choose a price.  This is the same data the Seller has been given to choose a listing price.  Then based on market supply, demand and the conditions, the agent will devise a negotiation strategy.

Here are some Marketing tips:

Photograph the front - crop out sidewalks and streets.  Remove vehicles from driveways and avoid shade on the house.

Most homebuyers begin a search online, so good photos are essential. We always hire a professional photographer.  

Exterior and Interior Photographs

Emphasize space and shoot long.  Remove evidence of pets and put away childrens toys.  Turn on lights and focus on interesting details like the condition of a wood floor or a fireplace mantle.

Virtual Tours

Virtual Tours aren't just to showcase million dollar homes anymore. Every home should have a virtual tour, even if it's only two spins.  Buyers love virtual tours.

A good virtual tour will grab a buyer by the hand and lead her from room to room, showing a 360 degree view.  Virtual tours can also include individual photos available for download or to print.

Print Advertising

Coldwell Banker has a wonderful magazine called The View where we advertise your home weekly and in color.  It is delivered inside  the Los Angeles Times every Sunday.  We also advertise in the Homes and Land Magazine which is free to the public and available all over the city, from carwashes to grocery stores.

Send E Flyers

Technology has made it very easy to create and send electronic flyers.  We send these out to real estate agents in the area. We also send them to friends, family, coworkers and out of area brokers and agents who represent buyers in your area.

An agent should have their own web sites.   Our web site has all our listings and contact information. We have your listing on our web site with pictures and a virtual tour. We also have links on other sites like realtor.com, trulia, zillow and many other sites that buyers use to search listings.
