February Home Sales in Orange, California
February 2011 closed home sales in Orange were down from January and down from the same month last year.
February is a historically low month for closed sales (usually followed by a strong month in March!) and this month was true to form in Orange with 46 total properties sold - 37 of which were single family residences.
Homes currently in Escrow stayed strong though with Back-up and Pending sales in January and February of 2011 representing the highest numbers since the end of the First Time Homebuyer's credits in April of 2010.
And, yes, it is still technically a "Buyers" market in the area, but another silver lining for Sellers is that the number of listings "expiring" without selling stayed at 26 - the same as the January number - and way down from the traditional spike in December. This January/February number of expired homes in Orange represents a six month low.
And for one more positive statistic of interest, in almost every zip code in Orange, the number of standard sales outpaced the short sales and lender-owned. 92867 was the only exception this month with a total of 16 sales of which 9 were either short sales or REOs.
