#11 is the classic, Dustin. 

I have a Landlord / Investor Friend who does not use Professional Property Managers.

He writes in his Leases that "stopped drains and toilets are the responsibility of the Tenant; the Tenant must contact a Plumber; the Tenant must not contact the Landlord, etc."

But they still call him, after stuffing up the commode with paper towels, feminine hygiene products, and the usual pipe cloggers.    :)
