Real Estate in Salt Lake City gets exciting. Is it spring? Can't be, the weather man is calling for snow tomorrow. Bank Owned homes in Salt Lake City, Draper, Highland, and Park City have given my business a little boost. I am loving the foreclosed properties that have been placed on the market  in recent weeks. Some really amazing deals. Bank Owned homes or properties  I have shown or previewed lately have been just the ticket to get my buyer's looking again.  I work mostly with clients looking for a great buy and can tell many other Real Estate agents are doing the same. The Salt Lake City Real Estate market typically slows down during the winter months and several of my buyer's had shut down.  No worries , no urgency, it's all good,  seemed to be the theme. I understand the reasons why, not only did my buyer's hibernate for a couple months but the number of  homes for sale in all price ranges had declined and quality homes, priced exceptionally well, had declined, especially in the Luxury home market.

That changed a few weeks ago when a fabulous luxury home in Utah County was listed. The home was amazing enough to get my buyer's somewhat interested and we scheduled a appointment. The home was perfect. The problem was, we were 3 days late and a dollar short. The home had 3 offers , 1 accepted 2 back-ups within days. Last week a house in Sandy was listed,  2 more great bank owned homes in Draper.  All said, I have managed to find 3 perfect homes for 3 different clients  and lost them all by our tardiness.  Am I sad? No, I am stoked because I have educated my buyer's who had thought the market was dead and they are now ready to attack the next perfect home.  I am also encouraged by the number  Bank Owned homes that are being released and listed in great condition, clean, new carpet and paint. Has anyone else noticed this trend?  Asset management contractors are staying busy and completing many repairs and maintenance tasks making the property much more appealing.   Exactly what my clients are looking for. Great price, below market value , little or no repairs or updating needed. Having several clients like this makes me work harder. It also makes me a better Real Estate Agent. I really enjoy the challenge of finding  the perfect home and barring any more obstacles in our economic recovery I know that spring is here and the Real Estate market is starting to heat up.
