Step 3: Research Your Home’s Competition.
So it’s time to plan the marketing of your Howard County home. Your biggest responsibility is having your home ready to show. And how do you know what’s “ready to show”? The first place to look, in this day and age, is on the internet. Start searching for the neighborhood homes on the market. How do they look? Try and look from a buyer’s point of view.
If you’d like, have your Realtor make appointments to take you to some of the neighborhood competition. It’s amazing sometimes how different a home might look from the way it was depicted on the internet. This should help you quite a bit if you need more information to make decisions about pricing, especially in terms of upgrades, amenities, and condition. You can see the same homes a buyer would see on the way to your house. Then go back home: Try and look through your house now like that same buyer, and see if things don’t look a bit different from the buyer’s point of view.
As the seller, you need to be sure the buyers will see what you’ve loved about your home. You want them to fall in love with it as well, enough to write an offer, write a good faith check, pay for an appraisal and a home inspection, and then follow through, without buyer’s remorse, to settlement and beyond.
Back to the internet: Here’s part of your Realtor’s responsibility. Are there lots of photos? A virtual tour? Are the photos compelling? Do you get a clear picture of the home, or are more questions left unanswered rather than answered? Or is there only one photo? No tour? How about the descriptions? Room sizes? Is there extra information added to the listings on Realtor.com and Trulia.com? Over 90% of buyers begin their search on the internet. The internet marketing of your house needs to be comprehensive.
