Why not now?

When asked by a "potential" Seller......when is a good time to sell my home?  How do you respond?

I always ask, why not now?  I get the response asking me if this is the right time to sell? 

I ask, is it the right time for you?  What is your goal in selling?  What do you need to accomplish by selling your home?  DO you NEED to sell?

I am surprised at the looks I get when they say to me......I never thought about that.  They tell me they just thought they had to sell in the hot times of the years.

Once I have them at this point I start laying the ground work that any time is a good time IF;

- Your are sure your really want to sell.....

- You are willing to price to the current market.....

- You are willing/able to make the necessary changes ot make the sale as successful as possible.....

- You are willing to keep your home "showing" ready.....

- You are willing to make your home available for showings.....

If any of these are a NO form the potential Seller then, as the saying goes...."Houston we have a problem"

I too am surprised when potential sellers don't fully consider their own goals when timing the sale of their home. The right time is when the time is the right time for you. Trite but true!

Dan, these are great words of advice. Truthfully, sellers often want to wit for the "Magical moment". The right time is going to vary form person to person, situation to situation. They must be committed to the sale.

I too explain the "needs based" explanation to potential sellers. Many think waiting until Spring is the best, but with Spring comes more competition. Good post!

I 100% agree, when they are ready.....I guess my point is that what is it that makes today NOT the day?

Dan, I like that list of yours. If the person is not committed fully to doing those important things you stated it greatly diminishes their chances of selling the home.

Dan, truly great advice, and well put. Haven't I also heard something like, "there is never the wrong time to sell a house for the right price?" oris it, "there is never a wrong time to buy a house for the right price." Maybe the same thing :)
