     Real Estate websites such as: Trulia.com, Zillow.com, and REALTOR.com, are fun to explore sites with a wealth of information at your fingertips but it may not necessarily be accurate and is certainly not timely. When the prospective homebuyer searches those sites, the information they are viewing on the site has a time lag from postings and changes in our Multiple Listing Services  (MLS)  The information that you are able to access is just general in nature and any important documentation such as disclosures are not available. A home with a leaky roof and interior damage may not seem like such a good deal once you find out that information. In addition, if the home you are looking at is priced at or below market, it may already have an accepted offer and be pending. I get a lot of phone calls on properties, only to have to tell the eager buyers that they are indeed too late and that someone else will be buying that home.

      This is just one of the many reasons to engage the advice and knowledge of a licensed professional REALTOR who can spare you many hours of wasted time and save you in our current economy, precious dollars. The agent’s services are usually free of charge to buyers as the Seller almost always pays the total commission fees.

I wish that this was a known fact to prospective clients.  I know it's fustrating to me when a client argues that it's current just because it's still on a website.

Well put Kathleen. I think most consumers still don't realize that the aggregator and portal sites like Zillow, Trulia et al pull their information FROM us...and there is always a lag. Not to mention that for some reason they don't always reflect closings. Go figure.

Raiza- I agree, the clients do not always know what is what because they are getting a very one sided peek into the MLS.

Beth- the cusumers think that they are on top of things because they do spend a good deal of time pouring over the on- line listing sites. They need to start with an agent and then looky loo on -line while their agent is working hard behind the scenes serching for that perfect property.

I have had the same problem, telling the buyer that the property is under contract, and their response that you must be wrong since they are looking at their computer right now and it is still available.
