You've decided to sell your home; now what? You've probaly done or thought about the following;

How much did other homes in your neighborhood sell for?

Decided you WILL NOT use a REALTOR-it's too expensive (this may have been your #1 thought)


Selling your Home




There are many things to consider when selling your home. The most important is to decide how you will go about marketing your home and letting people know that it is "For Sale". You will more than likely need more than WORD OF MOUTH & informing family & friends. To have a better success rate YOU MUST TELL THE WORLD; you never know where the buyer will come from- local & international advertising is key.

Today's market is completely different than yester-year's market.

You may owe more than your home is worth in the current market. Get a professional evaluation to determine today's value of your home.

The true value of your home will determine how much you can sell it for in today's market.

How long your home takes to sell will determine the amount you actually get for it. Unfortunately; home values are declining everyday. The longer your home is on the market; the least you will get for it in the end.



Before putting a "For Sale" sign in your yard; things such as hanging gutters, landscaping, deep cleaning, decluttering, painting if necessary, & general staging should be done. You have 1 chance to make a first impression.  BUYERS WILL NOT COME BACK if their 1st impression was a negative one. 

How much the house down the street "Sold" for really doesn't determine what you should sell for. Each house has it's own DNA & is different. It may be the same floor plan or look the same on the outside, but the details & overall feel of the house may be completely different on the inside. "YES" a home may be used as a comparable to your home based on the amount of bedrooms/baths and actual style such as ranch or two-story; however; there are other things to factor when determining a price range (too many to mention here).

That was in the past- REMEMBER; home values are declining daily. Homes that are currently "For Sale" has not met the actual goal of being "SOLD!" Your goal is to SELL YOUR HOME not have it "For Sale" forever!

Unfortunately; REALTORS get a bad rap and sometimes rightly so; keep in mind that every REALTOR is different. Like Doctors, Lawyers, Policemen, Teachers, and other professionals; we all have different mannerisms and way of doing things.



Most REALTORS will market your home at no cost to you until it sells. If you market on your own; you have to pay upfront, & most of the time you're spinning your wheels because of certain restrictions. Using a REALTOR to sell your home will give you Global exposure which increases your chances of selling.

We have access & relationships with other REALTORS which expands your "buyer-pool". 

REALTORS screen and pre-qualify potential buyers before bringing them to your home. This is extremely valuable because it saves time knowing that the person coming into your home can actually afford to buy it, & is priceless for safety reasons.

REALTORS can provide you with important statistics and information about your neighborhood; this is key when selling a home.

We share the same goal which is "to sell your home". Most generic online services are detached; once you pay & your home is online that's it. There's no re-grouping; meeting of the minds; or face to face contact to discuss additional ideas & tactics that may work. After a few months there is a renewal fee for your home to remain on their site.

Most REALTORS do everything from A to Z with no up-front fees. Selling houses is a "people" business. Your home may be online with some company but that's not enough; if no one knows it's there more than likely it won't sell.

We are people 1st & Sales Agents 2nd. Like every other relationship; the key is finding a REALTOR that you're comfortable with & will put your needs 1st by listening to your unique situation & offering real solutions that will benefit you & what you're trying to achieve. Using a REALTOR can help make the process of selling your home easier; you don't have to STOP your life!

The primary reason owners sell FSBO is they do not perceive the value in the traditional real estate commission compensation system.  It is high risk high reward for all parties involved.  Paying a commission to cover costs for expenditures on unsuccessful marketing efforts means the commission is more than the cost/profit margin to market/sell the property.  The seller or buyer not having any skin in the game upfront means the real estate agent/broker must get a higher reward when a transaction is completed. Simple risk/reward concept.

Alternative compensation systems, such as fee based services are being developed to meet such seller's needs.  Pricing can be addressed by hiring a real estate office to do a CMA or an appraiser to complete an appraisal. Options do exist.  Attorneys are also available to assist in the transaction and avoid potential legal mine fields. Alternatives exist to the traditional real estate commission compensation model and often result in significant savings to the seller (the buyer too). The real estate industry apparently does not want to recognize owners are fully capable of handling many, if not all, of the steps in a real estate sales transaction. Or they can hire for specific tasks and/or skills.  For Sale By Owner may not be right for some sellers; if they do not have the commitment or desire to complete the transaction they should not try to do so. 

Please consider providing alternatives for the FSBO sellers.
