Change is in the Air--Time for Fall Maintenance on Your Minnesota Home!

fallThere was a nip in the air this morning and the calendar says fall is upon us. Leaves are just beginning to turn gold, red and yellow throughout Anoka, Chisago and Washington County. The fallen acorns have attracted white-tailed deer as they feast in our Ham Lake backyard. Bright, yellow buses are wisking kids off daily to schools in the Forest Lake, Centennial, Anoka Hennepin school districts daily. We know it is time begin the autumn chores to protect our biggest investment, our home, from the winter ahead.
 
As a Realtor in the Twin Cities metro, I know how important periodic home maintenance is. We have a mixed bag of weather in MN, some winters can be mild but others are brutal. Getting your home ready in the fall can prevent snow and ice damage which can require costly repairs in the spring.
 
Here are a few important autumn reminders of repairs and preventive maintenance tips for all homeowners:  

  1. Clean Gutters of leaves and other debris that might clog the drainage. A blocked gutter can cause an ice dam when the snow flies.
  2. Winterize the lawn tractor or mower and get that snowblower tuned. If you have a plow service, make contact and update your contract prior to the first snowfall.
  3. Change security lightbulbs in hard to reach outlets. It would hazardous to climb ladders to reach the tip of a garagfalle over an icy driveway.
  4. Unhook, coil and remove hoses from water spigots. Turn off and winterize sprinkling systems. Turn off water to outside spigots if not frost-free to prevent burst pipes in subzero temperatures.
  5. Have the annual furnace cleaning and tune-up to be ready for those first cold evenings. Remember to change the furnace filter every month for best efficiency...even if the packaging says "6-month filter". QUICK TIP: Change filter when you make your monthly mortgage payment so you don't forget.
  6. Check all windows and doors to see if new caulk or weather-striping is needed.
  7. Fall is the perfect time to paint with the low humidity and crisp breeze. Check deck, siding and trim for peeling paint.
  8. Fall is the last chance to seal the asphalt driveway prior to winter freezing. Fill cracks and topcoat if necessary.
  9. Inspect the roof for missing or damaged shingles. Verify that the flashings are sealed from rain and snow.
  10. Snap a few fall photos while the mums and trees are vibrant with color! Golden yellow oak leaves and vivid red sumacs will look awesome in the local MLS if you decide to sell your home over the winter.

Teri, Thank you for sharing an excellent post.  We have the same type of winters, some are mild and some are just awful.  Having all this work done on my house anyway, I thought to have them do some of the things you suggested while they were here but I haven't caulked the windows yet, we are still having some beautiful weather.  Thanks again for the reminders.

I would have to PRINT THIS LIST if I ever moved to Minnesota.  I've enjoyed the North several Winters but I've never had to be "responsible" for any of the Wintery details.  This is great for newbies to the North or those moving soon.

Stephanie--We have been out of the 80's for the past few days now...70's daytime and 50's at night perfect for getting the outside chores done!

Susie--No matter where you live, you have to learn what is needed in the area. I am certain that there are chores for Florida homeowners prior to hurricanes that I wouldn't be aware of either. :)

Cynthia--You don't have to do everything every fall....but you do need to check these things as they are very expensive repairs in the middle of a snowy winter.

Paula--Home maintenance is a year round job isn't it?

Great list of tips. Love the one about taking photos with all the vibrant fall colors. I sold a pool home in the winter but the sellers had an awesome photo of the pool without people in it from the summer.

Nice photos in this post - the deer look so innocent in the photo.  A lot of your fall tips would apply to our area but I don't think we will need to tune up the snowblower :)

Rita--You know I took the photos of the deer in our backyard. My zoom camera wasn't working and since they were fawns and no doe was present I walked slowly up to within 20 feet of the one. Couldn't do that if mom was nearby as they can charge...Pretty amazing. There are two families of white tails that have been in our yard coming for the acorns and crab apples. Fun to watch....Glad you don't need the snowblower. We use a snowplow service instead.

Here's how we get our houses ready in Southern California:

  5. Have the annual furnace cleaning and tune-up - make that an air conditioner check up.
  6. QUICK TIP: Change filter when you make your monthly mortgage payment so you don't forget. - OK, you got me on this one!!!
  7. Check all windows and doors to see if new caulk or weather-striping is needed...so the A/C doesn't leak out.
  8. Fall is the perfect time to paint with the low humidity and crisp breeze - Any time is OK to paint; usually low humidity.  Never a "crisp" breeze unless there's a wild fire.
  9. Fall is the last chance to seal the asphalt driveway - What? You mean to cover up the beautiful stone work or hand set pavers?
  10. Inspect the roof...Verify that the flashings are sealed from rain and snow - Again, no rain, no snow.
  11. Snap a few fall photos - No need to.  Pictures look the same in every season...Sunny, blue and 72!

John-- LOVE your list...points out that different parts of the country yield different maintenance that is for certain...Another difference is our average home price is in the $240K range in the Twin Cities and I could not imaging a year without the beautiful fall colors...The changing seasons are just one reason why Minnesota is such a great place to live.
