Braemar Property Values: January-February 2011 (Carriage Series)

March is here and Spring fever is already beginning to hit Braemar.  The days are getting longer and already we see more and more people getting out and about to walk, run or even bicycle.  So with the first two months of 2011 behind us, we will take the opportunity to look back at the resale activity of Carriage Series homes in Braemar. 

What's a Carriage Series home?  That's easy.  These are single family homes with detached garages.  (Of course, not all Carriage home have a garage.  Some homes chose to have only asphalt where the garage would normally sit.)The models that make up the Carriage Series homes are:  Maplewood, Norwood, Oakdale and Parkdale.

Between the months of January and February there were two resales of Carriage homes in Braemar.  Both were Norwood models.  The average of their sales prices brings the avearage market of a Braemar Carriage home to $296,000.  That's nearly a 2.5% decrease since last report (November-December 2010) and over a 3% decrease since January-February 2010.

If you placed your Braemar Carriage home on the market, and priced it to current market conditions, you could expect to have your home under contract in about a month and a half.  You could also expect to pay an average of 1/2% of the sales price in closing cost assistance to the Buyer.

Why would those owners choose to have asphalt instead of a garage? And why wouldn't they have concrete instead? I mean, at least with a concrete slab, you could build a garage on top of that. I don't think you can build a garage on asphalt.

Elizabeth brings up a good point...why would they want asphalt driveway instead of concrete?  Did they have a choice?

Elizabeth & Anne:  The HOA didn't offer concrete, just asphalt.  And why some owners decided against the detached garage baffles me.  For some it probably came down to dollars and cents.  I think it was something like a $20,000 option.

That's a great statistical snapshot of market data for your area, Chris!  It appears you had a little decline in values this past year, but not as bad as many areas of the country.  Hopefully, this year will be better.

Wow Chris - that's awesome that you can do a market report by type of home AND that you have Seller concessions included in your MLS data!  Most of our midtown homes in Tulsa have detached garages. Our home, built in 1915, has a detached carriage house and we park under a porte cochere - no garage at all.

Myrl:  These Carriage homes in Braemar have been in constant demand, and honestly, I'm shocked at the overal decline in the past twelve months.  I think the next report will show a year over year increase.
