So what is happening in the Lancaster County Real Estate Market in 2011?
Lancaster County Association of Realtors published their January 2011 report this month.
According to the report based on mulit-listing statistics, 206 homes sold in January 2011 vs 207 homes sold in 2010. 44% of those homes sold were on the market for 60 days or less. 36% of homes that sold in January were on the market for more than 120 days.
Only 643 listings came on the market in January 2011 compared to 759 that appeared on the market in January 2010.
301 homes went under contract in January 2011, only 2 less than the 303 homes that went pending in January 2010.
And the prices?
Overall, the average sale price for homes sold in January 2011 was $ 176,352 vs.
$ 188,107 in January 2010.
But I like to dig a little deeper.
78 townhouses sold with an average price of $ 133,226.64. Here is the breakdown by school district.
There were 124 Single Family or Detached homes sold with an average price of 211,511.78.
Glenn Yoder, LCAR President, is optimistic with his remarks, reminding us that the 2011 sales numbers are very similar to the 2010 sales figures when the first time homebuyer tax credit was in effect.
