Important Things to do Before Putting your Home on the Market

By
Real Estate Agent with Want To Go Home Realty

Here are some important things to consider doing before putting your home on the Real Estate Market:

  1. Have a pre-sale home inspection

Be proactive! By having a pre-sale home inspection, an inspector will be able to give you a good idea of the trouble areas of your home that will stand out to potential buyers & you'll be able to make those repairs before putting your home on the market & before open houses start.

  2. Organize and clean

Reduce the clutter & pack up your least-used items, such as large blenders & other kitchen items, out-of-season clothes, toys & exercise equipment. Store items off-site or in boxes neatly arranged in the garage or basement. Clean the windows, carpets, walls, lighting fixtures & baseboards to make the house neat & inviting.

  3. Get replacement estimates

Get estimates on how much it would cost to replace big ticket items such as your roof or carpeting, even if you don't plan on replacing them yourself. The figures will help buyers determine if they can afford the home & will be handy when negotiations begin.

  4. Find your warranties

Gather up the warranties, guarantees & user manuals for the furnace, washer & dryer, dishwasher & any other items that will remain with the house.  Keep them in a folder in a safe place for the new homeowner.

  5. Spruce up the curb appeal

Pretend you're a buyer & stand outside of your home. As you approach the front door, what is your impression of the property? Would you want to buy your home?  Does the lawn & bushes look neatly manicured?  Is the address clearly visible? Are pretty flowers or plants framing the entrance? Is the walkway free from cracks & impediments?  Do any immediate repairs need to be made to improve the first impression of the outside of your home?

Great suggestions Ginny!  I'm especially fond of, and in favor of, the Pre-Listing/Selling Inspection.   Better to go into the scenario with your eyes wide open and a proactive plan, than be caught by a blind-side.

Morning Ginny while most people clean up their homes the one thing they don't like to do is have the inspection, they want the buyer to pay for it but then get discouraged when the inspector finds things wrong.  They could have been fixed prior if they would go ahead and get the inspection

Thanks Martin and you're exactly right.  Although most are apposed to it in the beginning, they eventually do it.  Have a great Sunday!

Excellent advice Ginny.  Sellers can either do what it takes or suffer the repercussions with wither the home not selling or getting appreciably less money in the sale.

I think sellers don't realize the importance of decluttering, and the degree to which they need to go to really show off the home.

You raise a great point on collecting warranties. A real estate agent can utilize this for marketing purposes and provide comfort for potential buyers viewing the property online versus ALL the others on the market.

Good Morning Thomas!  Exactly.  We have lived in our home going on 11 years and we have all of our warranty info in it's own box on top of the fridge in the garage.  It's important to know where all that is not only when you sell but when you need it also.  So many people don't know where it is.  I'm glad you now have a new online marketing tool!  Good luck and have a great day!

I agree that finding the warranties is important for selling. An organized seller showing care in maintaining their home is great marketing.
