Why do Realtors(R) still advertise the "FREE CMA"?

Free CMA with strikeoutWhy do Realtors(R) still advertise the "FREE CMA"? Sorry, but I shake my head every time I see this. It's always prominently displayed on billboards, bus benches, postcards, magazine ads... with the word "FREE" in bold, italics, all caps -- everything possible to draw attention to it.

Now I'm not even going to touch on the subject of whether we should be donating our time, energy, and money for CMA's -- there are good arguments on both sides. My question is about why we feel compelled to advertise it, as though this is part of our value proposition. Virtually every one of us offers a free CMA -- and as far as I can tell, the general public is fully aware of that fact.

Shouldn't our marketing dollars be spent telling the world how we're DIFFERENT from our competition? What UNIQUE value we bring to the table? Do we doubt that, as individuals, we each have certain strengths and skills that others in our profession don't have?

As Realtors(R), we have LOTS of expenses. So we want our advertising dollars to be well-spent, which means it's important to focus on why a customer should work with YOU, instead of any of a thousand other agents in your marketplace.

Advice for colleagues: Know yourself. Have confidence in your value. Be clear on what sets you apart. And THAT'S what your marketing plan should communicate.

For many people it comes down to money. What will the realtor give me if I work with them? That might be what they are tring to advertise what the client will receive when when working with them.

You are so right...  I quit doing it years ago.  Another issue that I think agents should quit doing is stating they're a million dollar producer or what ever.  I quit do that in the late seventies during the other economic down turn.  One time I was on a listing appointment and the seller said they felt uncomfortable paying me the commission when they were losing so much money.

Now I say how many families We've helped.

Because they feel everybody else is doing the same . . most Realtors aren't marketers and they rely on their peers tactics. .

I'm not sure why so many on here feel that agents are "giving away" their services if they offer a FREE CMA.  It is free.  At least in our market, we do not charge for a listing presentation.  This is a foot in the door.  We are not advertising just the CMA, we are getting an opportunity to build a relationship with someone and sell them on our value while we are discussing their CMA.  All of this would be too wordy for an ad.  People still love the word FREE and will pause to see what it is they can get.

I provide a PRELIMINARY CMA - but you've gotta hire me for the real deal.  And I explain the difference.  My preliminary CMA is similar to the only one you'll ever get from most real estate agents; the real deal includes a lot more information such as a market trends analysis and a detailed property report.  As to advertising a free CMA, I agree.  That doesn't set anyone apart from their competition.

Great question for the day.  Advertise space is limited so you should using wording that differs you from the other realtors.

We give too much away for "free" and we allow the market to control us via open houses.  While I am not naive enough to think this is likely to change, I do believe it is part of the reason we are often perceived as not offering enough value for the fees we charge.

I'm not a fan of the wording "Free CMA." I think it states the obvious and lacks creativity. Just my two cents!

Diane, I totally agree with Margo (#96). The public's perception is they expect us to do all of these things for free. Free CMS's are just the tip of the ice berg.

Diane, well done, you stirred the hornets nest and got your first feature for doing it. I don't pay to advertise the CMA, but it is a part of my business, and I still get calls from people asking me to confirm that there is no charge for the CMA. That type of question would be enough reason for some people to advertise the service.

Diane - nicely put.  And I really like Renee's way of marketing her CMA's.  I believe if we are all providing a CMA, then our marketing should capture what is different about our services or what will be provided with our CMA that is above and beyond.

Hmmm, lots of agents do this around here as well. I know that I don't market myself using "free CMA" ... but I have occasionally offered a "complimentary estimate of market value" and I do try to periodically send out market value estimates to past clients. These things take a lot of time to do well and, frankly, I think it's impossible to do a good value estimate quickly and without actually touring the house.

We do not and have never advertised a free CMA. I actually think that is an old guard concept and it probably worked 'back in the day'. I think today's mindset of sellers is completely different and everyone knows they'll get a valuation, so most definitely, advertise something that sets you apart. Better yet, advertise your listings and double end one!

Mornin' everyone. Home from the office today because of a pinched nerve in my neck which is causing lots of pain. No way will I be able to type individual responses, but want all to know how very much I appreciate the reads, comments, and thought-provoking feedback.

Seems like demographics are at play, as well as individual response: my own reaction when I hear "free" anything is that my guard goes up; I feel I'm about to be manipulated or given a hard sell. I tend to run from that technique. At the same time, for those agents using the method: if the offer is generating the business you want, no reason mess with success!

There's some great input here and I look forward to much more interaction with each of you here on AR. Happy selling today!

I have to agree with you. Whenever I gave any type of realty service for free, it always came back and bit me in the area the sun does not shine. I have worded it differently to "Before you list your home with an agent, find out how much your home is worth in today's market at NO COST to you." Another one I use is "Find out how much the house down the street sold for at NO COST to you." This removes the FREE and makes people aware there is no cost, but, and there always is one, I qualify the the person that called before I do "any" type of work.

Also look at the wording I placed because I have had people call for a "CMA" for a refi, and have also had one person tell me their lawyer told them to call an agent; so they can get a value prior to filing bankruptcy. That goes to show the lack of respect and devaluation for real estate agents. If one wants to advertise FREE, go right ahead, but I will not do it because I am not in a race to reach bottom.

We have some advertising in the area "Free Broker Appraisal".  Frankly, I do not advertise "free" but I don't think I need to compare myself with the competition but just tell them what I do above and beyond the average marketing that most sellers already know about. 

Bottom is, that if there is not an agreement on price, then why go into the rest of it if you can't get past square one?
