Braemar Property Values: January-February 2011 (Courtyard Series)

Can you feel it?  Spring fever is in the air in Braemar!  The days are getting longer and the temps are warming up.  There's an optimism in the air and when it comes to the Braemar real estate market, it's well deserved optimism.

With January and February behind us, it's time to take a look back at resale activity for Courtyard Series homes in BraemarWhat's a Courtyard Series home?  It's one of three different floor plans that share a private pipe stem driveway and very small yards.  Floor plans include the Arlington, the Ballston and the Clarendon.

As with the prior report (November-December 2010), there was only one resale of a Braemar Courtyard home during the first two months of 2011.  It was a Ballston model with four bedrooms and three and a half bathrooms.  It listed for $364,900 and sold for $355,000.  That $355,000 sales price now becomes the average market value for Braemar Courtyard homes.  This brings the average market value of a Braemar Courtyard home up nearly 4.5% since last report and up over 18% since this time last year.

If you put your Braemar Courtyard home on the market, and priced it to current market conditions, this report tells you that you could expect your home to be under contract in sixty days. You could also expect to pay an average of 2% of the sales price in closing cost assistance to the buyer.

If you know someone looking for a great buy in a Braemar Courtyard home, I have one currently listed for $340,000 in great shape!  It's a Ballston model with three bedrooms, three and a half bathrooms, a nicely updated kitchen and a double decker composite deck...just to mention a few items.  You can see the entire listing for that Braemar Courtyard home by clicking this link.

The next Braemar Property Value Report will be out in May.  Until then, you can log on to my website:  www.nvarealestate.net, for average property values dating back to mid-2005.  Of course, if you are contemplating selling your Braemar Courtyard home, feel free to give me a call for your free, personalized market analysis.  Remember, no one knows Braemar better!

Hi Chris Ann, looks like Braemar home values are rising and staying on the market for less time. Now that is a great thing!

Wow!  The price on your listing on Pentland Hills is great when you compare to the last sale of a Ballston.  What a great idea to plug it in to this report.

Jackie:  That is a great thing!  More money and less time on the market is always a good thing.

Anne:  My listing on Pentland Hills is a great value.  I'm sure someone will be snatching it up soon.
