Are You This Picky About Clean?!

ARE YOU THIS PICKY ABOUT CLEAN?!

Recently a tenant moved out and I had  agreed the deposit would be refunded when left clean. 

When the tenant requested their deposit, I refunded it.  The apt was "cleaned"  except as is very COMMON not quite as CLEAN as MOVE IN condition clean.   The refrigerator was empty and wiped  but there were a few straggly crumbs and a smudge or two lounging inside the refrigerator and outside on the door.

 

 Yep, I'm picky! 

 

The kitchen cabinets and counters were cleaned except for a few crumbs in the drawers.

 Yep, more picky!

Overall, it was not too bad. From long experience, "TENANT CLEAN" is not the same as MOVE IN CLEAN!

 

I had a cleaning person to "Reclean"  the apt, specifically to wipe out kitchen drawers, and cabinets, rewipe the refrigerator, and vacuum sweep, and mop.  I specifically stated to rewipe out the refrigerator,  and vacuum AND  sweep and mop this one bedroom studio. I paid for 2 hours.  The cleaner was done in exactly 2 hours and once again the apt looked better. 

 

But, upon closer examination,  the very same crumbs still lounged around in the refrigerator and the same smudges were still in place.   It was obvious that the refrigerator had not had the swipe of another cleaning.

Yep picky! picky! picky!  

The cleaning person must have thought the refrigerator was clean enough! 

I ended up wiping it out myself, the top and the front and found  a few more smudges to clean, the picky person that I am on the light switches and on the open shelf above the stove.  I   also went over the kitchen floor with liquid  wax to add a little shine to the vinyl flooring.   

The apt is now MOVE-IN ready, 3 levels of cleaning later,  tenant cleaning, paid cleaner, and owner cleaning!

Hi Beverly,

Yes, I am just as picky. I've had virtually the same experience as what you describe. I have a good team who I recommend for cleaning, but I wouldn't risk having them come and clean my own home. It's my track record. They'd get fired after a couple times. I guess it goes back to cleaning houses when I was in college and working for some incredibly particular clients who taught me to expect the best! It's a good thing! Embrace it!

Michele, at least there are two of us picky people!    I also cleaned houses when I was in college, I guess we are just experts at cleaning as well. Home buyers and renters always notice clean.  It is a good thing in real estate to be picky about clean.

David,  LOL, Actually I need to try harder, too,  on my own living space.  My prospective tenants get the cleaner spaces.

I assume that the tenant had something withheld from there deposit.  I agree that it is important to provide a very clean space because tenants notice at move-in.  Harder to justify cleaning though when a space appears quite clean the same tenant leaves with a sense that they have been abused.

Hi Beverly--I'm just as picky as you are about clean--don't know how many cleaning services I've terminated.  I can see a crumb at 500 feet!  While people probably think it's weird that we're cleaning the switch plate and outlet covers, I can't fathom how some people never, ever clean them.

Hi Charles, 

The tenant got the deposit back in full, Life's too short to quibble over crumbs.  My point is that Move-In Clean is cleaner than most tenant's move - out standards.  Very rarely does a tenant leave an apt REALLY as clean as they found it.  Some allege that it's better than they found it!

Beverly, I know what you mean about clean. It is sooo important when selling or renting a space. I recently staged a vacant home that supposedly had been cleaned by a service. There were still smudges on the front door, the stove top needed work etc. I had to finish the cleaning so I could stage.

Janice,  When Barb Schwarz says to get it Q-tip clean for staging, that means REALLY SQUEAKY clean, not just pick up the Q-tips off the bathroom floor!
