Braemar Property Values: January-February 2011 (Heritage Series)

We are on the edge of Spring in Braemar.  And with January and February behind us, we can take a look back at the resale market for Braemar Heritage Series homes.  Heritage Series homes are mid-sized single family homes, with attached two car garages and include in the following floor plans:  Exeter, Yardley, Zachary and Waverly.

Last report (November-December 2010) there were no resales of any Heritage Series homes in Braemar.  Well, we have one to report for the first two months of 2011.  That sales was a Yardley with four bedrooms, three and a half bathrooms and a fully finished basement.  It listed and sold for $330,000 and becomes our new average market value for mid-sized single family homes in Braemar.  Unfortunately, that's over an 8% decrease when looking at values from this time last year.

This one sale can set certain expectations for Braemar home sellers with mid-sized homes.  If priced to current market conditions, a Braemar Heritage Series home would likely be under contract in about one month after hitting the market.  Sellers could also expect to pay an average of 1.5% of the sales price in closing cost assistance for the buyer.

Chris Ann:  This is just a excellent market report type of post.  Just the way you rattle off all of the names of the different models in Braemar is too cool.  It sounds like you know Braemar like, as they say, the back of your hand.  Great post... and a good example of what I think a post like this should be.  So... < suggested > and maybe Kerrie will give you a gold star !

Hi Chris Ann: So do you find that more buyers want a home with an attached garage in Braemar or a home with a detached garage? I would think in a place like Braemar where it snows, that attached garages are more in demand.

Karen Anne:  Thanks for the nod.  I should know it like the back of my hand since I live here and am actually involved in the HOA.  Would be shameful if I didn't.

Elizabeth:  Attached garages are always preferrable if a Buyer can afford them. But the Carriage homes with the detached garages in Braemar are always in demand.  I think the Carriage homes are a great step up from a townhouse.  I kind of think of Carriage homes are Baby Bear homes and Heritage homes as Mama Bear.  Arista homes are Papa Bear.

Karen Anne:  It was my plan. Who doesn't like working close to home?

Janice:  Wrap porches are actually rare.  Covered front porches are seen, but much more frequently in these Carriage homes.  I believe this was a custom job the home owners had done with the porch.
