Aloha,

It's been a pretty blustery, rainy week, for the most part with torrential downpours in Kapaa most of Friday. Today, Sunday, as I look out over the ocean, I can finally see the horizon which is not always the case. I often sit here and watch as one rainstorm after another comes in. I must add that, even on the worst of days, Kauai is still better than most any other place I can think of and it's certainly warmer. Don't like the weather here? Just sit still for 20 minutes and it's bound to change. Now on to your weekly update:

Sandpiper 128 is a new bank owned listing priced at $240K. Selling for $490K in 6/05, this unit has been marketed extensively before being foreclosed on. It was listed from 6/07 to 10/07 starting at $590K and reducing to $535K, again from 6/08 to 11/08 during which time it went from $479K to $450K and again from 9/09 to 11/10 starting at $399K and reducing to $270K when it was withdrawn. This unit was also listed as a fractional interest as well as combined with the upstairs unit -228 - which, at that time, was owned by the same seller. (228 now has a new owner.) Mauna Kai F6 is now on the market as a bank owned property listed for $267,900 after being foreclosed on in 12/01. Purchased in 11/04 for $431,650, this unit was first listed from 11/06 to 1/07, starting at $655K and reducing to $635K when it was withdrawn and then as a short sale from 4/08 to 7/09 during which time it started out at $499K and went to $340Kwhen it was again withdrawn.

Short sale Nihilani 5B is now priced at $399K and shows as a new listing with 144 market days. It was previously listed from 10/10 to 3/11 and just expired this week- you'll also see it mentioned in the "expired" portion of this update. When a property expires and comes right back on the market, it carries the original market days with it. This unit sold in 12/06 for $710,405 from the developer. The developer's Ka'iulani 55 is the last new listing priced at $1.195M. It was previously listed from 12/06 to 8/07 for $1.7M.

Bank owned Hanalei Bay Villas unit 1 has finally found a buyer after going to $383,400 as a list price on 2/14. This unit sold for $700K in 6/05 and was foreclosed on in 4/10. Prior attempts to sell this unit, which included an auction in December, failed to find a buyer. Let's hope it stays in escrow so we can get this one off the market. Plantation 922 also found a buyer while listed for $399K as a short sale after selling for $566,815 in 7/07. Short sale Nihilani 32A is once again contingent. It first went contingent on 2/16, was temporarily withdrawn on 2/28, came back "active" on the market on 3/4 and went back contingent on 3/5. My guess is this has something to do with paperwork on the short sale, although I am not sure. This unit sold from the developer in 8/06 for $985K.

Short sale Sandpiper 123 sold for $251K while listed for $250K. This unit was last purchased in 8/04 for $359K. Puamana 15A, another short sale, sold for the list price of $395K. This unit last sold as a leasehold property in 7/97 for $90K and was then converted to fee simple in 6/00 for $38,675.

Ka'iulani 64 expired after 361 market days while listed at $798K. This unit sold in 3/08 for $861,070. Cliffs 1107 expired after only 87 days on the market while listed at $226K. This unit sold for $205K in 2/04. As mentioned under "new listings" Nihilani 5B expired then came right back onto the market.

Villas of Kamali'i 19 has been withdrawn from the market with a list price of $739K and 184 market days. This unit sold for $480K in 9/03. Pu'u Po'a 107 was purchased for $1,902,500 in 4/06 and was withdrawn from the market after 327 days listed for $1.195M. Another Pu'u Po'a, unit 110 also came off the market while listed for $1.4M. This Bali Hai view unit last sold for $1,637,500 in 7/05.

For some unknown reason, the developer's Ka'iulani 2, which went into escrow on 2/23 after only a few days on the market priced at $1.495M, was temporarily withdrawn.

Now on to our price changes: Sandpiper 108, a short sale purchased for $485K in 6/05, went from $220K to $215K this week. Cliffs 2305 continues with it minuscule reductions, this week going down $2500 from $315,500 to $313K. Nihilani 5B went from $499K to $399K when it came back on the market as a new listing. Plantation 1111 sold for $598,402 in 11/05 and reduced from $469K to $439K. It is not a short sale. Hanalei Bay Villas 28 reduced to $449K from $449K and last sold for $600K in 6/04. Pali Ke Kua 13 reduced from $459K to $449K and last sold for $116,500 in 3/96. Pu'u Po'a 114 was purchased for $1.4M in 3/05 and is now a short sale. This unit reduced from $899K to $849K which is a new low for Pu'u Po'a units. Now on to your Priceville home update
