Buying Your First House in Phoenix Arizona - Step 3
Time to see some homes
Now that you have completed your Needs & Wants list for Buying Your First House in Phoenix Arizona you will need to start looking at all of the homes for sale and begin sifting and sorting through the homes that match yours needs list. I will be able to help you out here by allowing you access to the Multiple Listing Service (MLS) so that you can search like an agent. You don't have to use those third party search tools like Trulia, Zillow, or CraigsList; you will be using the real, live MLS just like a real estate agent would.
Buying Your First House in Phoenix Arizona is a-lot easier if you have the right tools in your belt. You know, many of my competitors would like to hang me for offering you SOLD info. Why? Because they believe that giving you too much information diminishes their value. They want to keep you at the kiddie table and make you call them every time you need more basic info; they want to keep you in the dark, so that you are ignorant to the market and powerless and needy. How pathetic!
There is a much better approach; it's called "teamwork". You and I will both have access to all of the tools so that WE can make sure that you get the most amount of house for the least amount of money. Our partnership will be adult to adult, not....... me BIG you small.
Once I have enabled your access to the MLS you can mark your favorites and that list will be visible on my side. Now that we have this list put together it is time to start having some fun! Lets go see some houses! I will arrange the tour one day in advance.
As we look at homes you will need to make notes and keep track of the homes that are at the top of your list. Your number one favorite may become your number 3 favorite as we continue to see houses. By the time we finish there should be 3 clear front-runners and they should be ordered 1,2, & 3. You have now successfully completed the 3rd step in Buying Your First House in Phoenix Arizona, and now it is time to make an offer!
Buying Your First House in Phoenix Arizona - Step 4
Making the offer
Making an offer is an art and a science; making an offer is a logical and an emotional process. Some might say to base your offer on logic only, but that is really impossible because if the house gets your juices flowing you are already emotionally involved, and if you're not then I would suggest that you are not looking at the right houses.
We will follow these simple steps when formulating our offer:
- Evaluate and Compare: look at the recent solds in the same community and evaluate the price and price per square foot. Compare condition, quality, details, and features of the recently sold homes to the top 2 or 3 favorites on your list.
- Summarize our thoughts about the current value of your Top Favorite home, and come up with an offer price & terms.
- Prepare, sign, & submit the offer.
- My skills as a negotiator will ensure that you get the best "deal" possible. Once we have the details hammered out and the offer is officially accepted we now have ourselves a CONTRACT. I (along with my team) will continue to administer the agreement behind the scenes so that you can focus on the next steps of Buying Your First House in Phoenix Arizona: the home inspection, homeowners insurance policy, and making moving plans.
