The Importance of Hiring A Home Inspector!

As a home buyer you might ask yourself: Is it better to purchase a pre-existing or a brand new home? You might think that it is better to buy a home that is newly built, and most buyers would agree with you. A newly built home is thought to be in perfect condition. Although there can be more defects in a pre-existing home, a newly built home can have many  defects as well. Because of the possible defects that may exist, it is important to hire a home inspector to conduct the necessary inspection of the home you have a contract on to buy.

Having a home inspection conducted will allow you to deal with the defects even before you purchase the home. This saves you money as well as time when you have finally closed on your new home.  You should always attend your home inspection if you can, so you know what needs to be repaired. This allows the home inspector to deliver and present the report to you.  You can then ask the seller to conduct the repairs you wish to have conducted.

Hi Karlena,

I agree with you on home inspections. I would never recommend anyone buy a home, new built to historic without a home inspection. 

Just because a home has never been lived in, doesn't mean there aren't issues or defects. Your advice on attending an inspection is valuable as well.

Karlena, Great information for your buyers.  I went to an inspection once on a new home and we found that the subcontractor had neglected to install part of the duct-work for the heating and air conditioning.  Some of the rooms had a register in the wall and that was it.  I always feel that on new construction, you can pay for it now (inspector) or pay for it later (repairs).
