The Home Inspection

Home InspectionDid you know that home inspections are not mandatory in the state of Arizona when someone is buying a home? Once you see the information that you will receive from a professional home inspection report you will know that forgoing a home inspection makes no sense at all. The dollars spent on a home inspection will be some of the smartest money you will ever spend and can save you hundreds, if not thousands, of dollars in the long run.
Once
you have a contract to buy a home it is time to immediately hire a home inspector because you have a 10 day period of time to complete your inspection process and finalize negotiations that come out of your inspection report(s).

A general home inspection and termite inspection should give you the information that you need to move forward. Occasionally a specialty inspection may be called for if there is uncertain damage to a roof, mechanical, pool, or any other area where detailed additional information is needed to complete your inspection process.

Whoever you select should provide a digital copy of the inspection report within 24 hours of completing the inspection. The report should be divided into easy to understand sections with the critical items highlighted and supported by photographs for clarification.

Typically, a normal inspection will take from 2 to 3 hours and it is best to allow the inspector enough time to formulate their thoughts and complete the report so that when you arrive (for the last half hour) you will be able to be walk thru the home with the inspector as they point out their findings and talk to you about how to use the report successfully.
A good inspection company like Advantage will always take the time to
carefully explain the findings during this wrap-up section of the physical
inspection.

During our review of the report you and I will determine if the report findings will exceed your anticipated repair costs and how those costs might impact your response to the seller. You will notice that the report details the minor to the major findings and that information will help you to create the best response for you. This is a time where you want to make sure to protect your interests and simultaneously consider the sellers feelings that will be certain to be elevated when they read your response.

long listGenerating your Buyer Inspection Notice (List)You may need every single nick and ding attended to or you may be able to handle some of the simple items on your own; everyone is different. Just keep in mind that you may appear "unfair and unreasonable" to the seller if you include every single fly-spec on your response. And this is exactly why we will want to attach a copy of the report to our requested repairs or credit for repairs. By comparing the items you list and a copy of the report the seller will be able to see that you may have left numerous items off of the response and may be more apt to see your list as reasonable.


Items noted on a home inspection are typically negotiable, so we can request repairs and/or credits for the costs associated with correcting the findings taken from the report and noted on the buyers inspection notice. This overview of the inspection process is only an outline of what to expect; every inspection, like every home, is different and needs to be treated uniquely applied to each home.

Perfect series for first time buyers in the Phoenix Arizona area!  I am finding that 2 or 3 or 4 time buyers are having a difficult time in our distressed market so it is a good refresher for buyers of ALL types!
