Got this buyer.... I have been working with for almost two months. Almost everyday she calls with I FOUND THIS LISTING. Of course these property are nothing like what she has said over and over again that she wants. So for the last week she has been mentioning that she had spoke with this builder and he has been telling her all the things that he can do. So today she calls wanting to compare apples to apples. I am sorry but I am not going to give my services for free so you can go straight to the builder and cut me out of the sale to save money. I was really nice I told her that it sounds like a good deal and she should go forward with it. Well let me just ask you this.... I was like I am not answering any questions anymore. Please don't call me. If you have any questions please consult with the builder. She felt like that RUDE of me. Please let me know if you guys agree with me.

My approach is to make sure they understand the value I bring to the table as a realtor well versed in new construction, explain that cutting me out of the picture probably won't save them any money (the builder will probably just pocket the marketing budget he'll have anyway) and then try to get them on paper with an exclusive right to represent contract.  If they won't sign and I'm pretty sure they are going to go around me then I'll probably be busy with another client, or in a meeting, or be otherwise unavailable to answer their questions.

Overall, however, most of us can't afford too much pro bono work and we have to find paying clients.
