5 Steps to Avoid Foreclosure in Howard County MD - Step 2

Step 2 – Find A RealtorCDPE Logo

This is key.  It is truly important that you find a real estate agent that has done a short sale before and taken the time to do some of the intensive short sale training out there, one who is truly familiar with the process.   And, as the short sale adventure has moved and twisted and changed, that they’ve kept up with those bumps and turns.

A Realtor who has completed the Certified Distressed Property Expert® (CDPE) training has a thorough understanding of complex issues in today’s turbulent real estate industry and knowledge of foreclosure avoidance options available to homeowners, providing solutions, specifically short sales, for homeowners facing market hardships.  Homeowners regularly proceed without guidance of any kind through the often financially and emotionally devastating prospect of foreclosure. Speaking with a well-informed, licensed real estate professional is the best course of action for a homeowner in distress. Through comprehensive training and experience, CDPEs have the tools and knowledge to help homeowners find the best solutions for their unique situations and to avoid foreclosure through the efficient execution of a short sale.

Additionally, you’ll want an agent who will actively market the home, ensuring that no stone’s left unturned in presenting it to the buying public.  Go online and look at listings with only one photo – or even worse, none.  Ask yourself how you feel about that home and if you’d go and take the time to see it, with all the other homes on the market to choose from.  That’s exactly how buyers feel.  Be sure your home’s marketing measures up –  because it’s a short sale –  or even more so –  So make sure the Realtor you choose is on the same page as you in regards to the importance of marketing.  Remember, you don’t want to just have your home listed, you want it to be sold – And an experienced short sale agent will give you the best shot at successfully short selling your home so that you can move on with your life.
