Short Sales

Real Estate Agent with Allison James Estates and Homes SL3168091
Short sales are the latest oxy-moron! There is nothing short about them. As Real Estate professionals it is important that we stay informed on how to help our clients succeed in this difficult time.  I have been studying the most efficient ways to perform short sales, and the trick is to keep asking questions and not take no for an answer.  The most difficult transaction has got to be a short sale, in a balancing market like Brevard County Florida. I have been doing many short sales in every type of neighborhood, for families in every income bracket. The investors have even fallen short of their financial planning mark, and are not buying as quickly as in years past, so they are also involved in bank negotiations.  If you have any questions or would like to tell your friends about my service, I will reward you!  My name is Josephine Carpenter, I am with Keller Williams Realty of Brevard, the 3 largest brokerage in Brevard County Florida. You can reach me by calling 321-243-4519, or visiting my website at http://jocrealestate.com/

You nailed it.  Short sales are difficult, time consuming, and every step of the way someone's trying to cut your commission. But as professionals, and if your in the business of helping people, this is where you prove yourself. Great post and all the best!

Short sales are lots of work for a short commission.  They are a labor of love because you helping someone salvage a small piece of their credit making it easier to financially start over.

You would be amazed~the number of my regular transactions this year, is rivaling my short sale # of transactions this year. I have been very succesful. It is a labor of love; the options and the ability to help is increasing (or maybe I'm just getting better, each one I do).  My advice is stay persistant! Don't get discouraged, and do your homework!

90% of the time, lenders do not decrease their commission. They want your services.  It all depends on how you process the paperwork.  I have a steady system and keep perfecting it as I go. A foreclosure on a credit record will take a hit in almost every aspect of the consumers life. From car insurance to employment.  A short sale will only drop the credit rating by 50 points and there will be no mention of "foreclosure". Most people can go on their normal life within a year.   Hope you have a good morning!

Jospehine, does the short sale lender limit the RE commission to 2.5% on your short sales?

If I understand your question you must be referring to the gross commission? If that is the question than the answer is no.

Some months ago, at a short sale general alert session class, one realtor stated that she was asked to reduce the gross commission to 5%.  I have not experienced it yet.
