Trains Through Arvada - Quiet Zone Update

By
Real Estate Agent with The DiGiorgio Group

trains through arvada quiet zonesThis is an update to my earlier post about trains that run through Arvada, where I mentioned the installation of quiet zones. The February/March issue of the *Arvada Report has an update on the Quiet Zone at the railroad crossing near 76th and Simms.  They said the Federal Railroad Administration has approved it, so construction should be apparent soon.

Three other quiet zones are at crossings on 72nd, 69th and Kipling, and 59th and Pierce. They've been operational since 2008.

*The Arvada Report is mailed to all households and businesses in Arvada. If you'd like to see past articles, click on Arvada Report.

Train noise is an issue for Arvada homeowners in south Arvada, and north Arvada. If train noise is something you would find hard to live with, and you plan to buy a house in Arvada, be sure to work with a real estate agent who knows the area well. Like ME!

I write posts on real estate issues and local events in the Denver metro area, especially those communities between Denver and Boulder, as a public service. My hope is to give people an idea of the ‘flavor’ of our community, in case they’re new or moving to the Denver area.

I am a residential real estate agent, happily helping folks buy a house or sell a house in the beautiful and friendly suburbs northwest of Denver.

That's good news for the residents and resales Joetta!  When we moved to our first house in Fort Collins we backed up a large open space with the train track running through ---after the first week we were already used to it - didn't even notice it except when we were on the telephone and the windows were open :-)

Joetta.  That is great that they are going to address the problem.  I would not be able to sleep through rumbling trains.  My husband on the other hand, had a train a few blocks from his house in Kansas growing up.  He said he found it hard to sleep WITHOUT the train noise once he moved away.  I don't believe him though.  The house could be falling in and he wouldn't awaken from his slumber.

With the Canadian RR running through so many of our local villages in the Chicagoland area ... this is definitely an issue for many.  As you point out, it's imperative to work with an agent that knows the quiet zones of the RR and more when moving into a neighborhood.  Knowing these small details make a huge difference to quality of life when buying a home.  You do well to point that out ....

Yeah I think the name is somewhat misleading, because it's not completely quiet, the horns still blow. But it can be kinda soothing when it's not too close!

Trains....what a potential problem they cause.   When I first moved to Colorado Springs area, I lived in Palmer Lake - a small quaint mountainside community that had a train track running right through it.   For the most part I was able to sleep through it and the inconvenience was more than offset being able to live in the gorgeous community, the views, and sunsets that I had.  The person that replaced me ended up breaking his lease because he couldn't handle the sound of the trains.  It is definitely something people have to think about.

Well, I better go place my vote for Olde Arvada...have a great day.
