I Need 24 Hours notice to show my home -Is that too much to ask?!!

Yes, unfortunately it is.  Believe me, I understand that it's very difficult to be on the market and have people showing up at inconvenient times and your have your house like a revolving door, but let's face it...you can't sell it if you don't show it.  It may seem simple to you to ask for plenty of notice, but in all honestly, it just doesn't always work that way from our side of the fence. There are certain occassions when a "must confirm" showing instruction is necessary or limited times for showings to be allowed or even 24 hours notice, but they should be used VERY sparingly.  With a tenant in place, sometimes the law or the lease requires 24 hours notice.  Sometimes there is a very large dog, one of my clients has a St Bernard, arrangements have to be made.  Someone works nights, so no showings prior to 11 am or things along those lines.  Those are unavoidable situations and absolutely must be worked with.  However, just because you want to make sure the house sparkles so you require 2 hours notice is not a valid reason and is the equivalent of shooting yourself in the foot.

The side that the average seller doesn't always see is that we are usually not only showing your home.  We may be showing 6 or more houses sometimes.  Sometimes we don't have the option of setting up our showings the day before because we didn't get the final list of properties until late the night before we are to go out.  We have to call that morning and plan our times and routes.  Anyone with 24 hour notice will get bumped off the list entirely.  Difficult showing instructions will also get bumped if we can't be assured that they will be able to be included in the route.  When we are asked..."could you make it just a little later" the answer is usually no because our route is planned and there are several showings already lined up after yours. So while we answer, "we'll do the best we can", or "we'll certainly try"....the liklihood is that your home will not make that days tour.  You won't end up back on the list at all unless the buyers had flagged your property themselves as a "must see".  One of the most difficult parts of being on the market is that you must be show ready at all times and make it as easy as possible for the realtors to show your home and bring their clients through. We really do want to sell your house...help us, help you.

Most clients seem to be OK with an hour notice, but you do get those that just don't understand.  However, in this market, I make sure my clients know that if they decline a showing, they are declining a potential buyer and that buyer will more than likely not come back.  Wish it was more understood that this is the norm but so many people just don't want to be inconvenienced.  However, they want their house sold!

Great post...sellers do need to understand that they have to be flexible.

I have a few of those.  It does make it very difficult.  In todays market we need to be ready willing and able to show!

Denise, Most of my clients these days seem to be from out of town.  They don't know if they are going to want to see a home until they drive through the neighborhood/subdivision.  So if a seller wants there home to be seen by these types of clients unfortunately they will need to be very flexible.  Know it's hard, on sellers and believe me we try the best we can to give that advanced notice but sometimes it just isn't possible!
