Ok. Let's make this simple, Mr. Seller: I can't sell it if you won't let people in.
This past week I had a seller that kept denying showings. Lots of REASONS but no real EXCUSES. Are we in or not with this deal? But how do we get over this problem (aside from firing the client)?
TALK TO THE SELLER
First, I had to carefully explain to the seller the immense importance of letting people in, even on somewhat short notice and even messing up the weekend plans. Ya gotta kick tires if you wanna sell a car.
TALK TO THE COOP
After I kept getting CANCELED SHOWING notices for this property last Saturday I had to do something! I even got a call from the coop asking what the deal was! After calling the seller, we set up two one-hour blocks of time on Saturday: 1-2pm, 5-6pm. Then, I contacted each agent who was canceled and explained the high activity and limited showing times. The results were AMAZING!
TALK TO THE AGENTS
All but one agent scheduled for one of the two times. We had 7 showings on Saturday and we got an offer and the home is now under contract. Even better, THE CONTRACT CAME FROM AN AGENT WHO WAS CANCELED THE FIRST TIME THEY CALLED.
What's the moral of the story? TALK. Don't admit defeat. Don't go the easy route of giving up or firing the client. Work the problem and let the deal happen.
