February 2011 Greater Nashville Tennessee Market Report

HOME SALES DECREASE IN FEBRUARY;

 The Greater Nashville TN area saw 1,134 homes sold in February 2011, resulting in a 13.3 percent decrease compared to the 1,308 closings reported in February of 2010. 

Median price for single-family homes showed an increase compared to February 2010.  The median price of a single-family residence was $169,900 in February 2011 compared to $159,900 last February.  Condominiums saw a decrease in median price for February 2011 at $132,000.  By comparison, the median price for a condominium in February 2010 was $149,950.

Greater Nashville TN report includes Nashville and surrounding counties that also includes Williamson and Dickson counties in Middle Tennessee.

 Williamson County single-family homes sales are down compared to last year with 150 units closed in Feb 2011 and 152 homes in Feb 2010. Median price for Feb 2011 is slightly down with $393,603 Feb 2011 compared to $394,027 in Feb 2010. 

Dickson County TN single-family homes sales are down slightly with 28 single-family homes sold in Feb 2010 compared to 21 sold in 2011.  The good news is average sale prices have increased with the average price at $121,671 in Feb 2010 compared to $154,938 in Feb 2011.
